Are These Kits?

Most of our playhouses are not available in kit form. Folk Art Playhouses is a small family-owned and operated business specializing in full service, custom made playhouses. Our smaller playhouses are constructed in our workshop and delivered as a set of panels which are then assembled onsite. Larger playhouses may be completely constructed onsite. There is one exception to this rule. The Garden House can be ordered in kit form. We will ship it to you on a pallet along with instructions for easy assembly by yourself or a local handyman.

What Kind of Foundation is Necessary?

A level hard surface is required for proper installation. A cement pad is preferable. Other acceptable surfaces are small concrete pads or stepping stones, a wooden deck or gravel over hard packed earth. If you choose a concrete pad, a wooden deck or gravel, it should extend an extra 6" beyond the playhouse dimensions in each direction.

This must be taken care of prior to playhouse installation. You can have it done by a local handyman, or if we are doing the playhouse installation we can do this for you. Please let us know if you would like this included in your quote.

How Long Until I Can Receive My Playhouse?

Our handmade playhouses are built to order. Delivery time will vary based on the complexity of the order and how many orders we are currently working on. As a general rule please allow 2 to 4 weeks for your playhouse to be delivered. Or give us a call and we will certainly be able to give you a more specific answer.

What Are The Recommended Ages?
Can I Change The Paint Colors On My Playhouse? What Colors Are Available?

We custom build each and every playhouse by hand. So we're not about to limit you to a handful of preselected colors.

You can choose up to 3 exterior paint colors, limited only by your own imagination. Just go to your local Home Depot, select your colors and send us the paint chips. We'll take care of the rest.

Can The Size of my Playhouse Be Increased?

Again, we consider each and every playhouse order to be a custom job. The playhouse configurations shown on our website are based on playhouses we have built in the past. You are welcome to order any configuration you see, but you can always change the sice of the playhouse or any other feature you would like to. Of course, changes to size or other aspects of the playhouse will have an effect on the price. We will be happy to work with you to design a playhouse that suits your family's needs and desires, including the price.

Are The Windows Operable?

In most cases, yes. Most of the windows we install in our playhouses are operable, screened, safety glass windows. The only exceptions are the skylights and dormer windows.

Is My Playhouse Waterproof?

When assembled properly, your playhouse will not leak. We use LP SmartSide siding for the walls, and either LP SmartSide or asphalt shingle for the roof. LP SmartSide has many wonderful properties that make it an excellent building material, one of which is that it is extremely resistent to swelling and rot. However the doors are not completely watertight and a wind-driven rain may bring a trickle of water into the house.

What Kind of Maintenance Is Needed?

Folk Art Playhouses recommends cleaning all surfaces one to two times per year with a mild detergent and/or bleach (to kill mildew) solution. The house will require repainting in approximately 5-7 years, depending on climate.

Can Electricity Be Added?

We have a couple of standard electrical packages available. We can also design something specific to your needs. Please contact us, will be happy to discuss your options with you.

Can My Playhouse Be Relocated If I Move?

Your playhouse can be disassembled and moved across the yard or across the country. We are happy to provide this service to you, or you may contact the contractor or handyman of your choice.

Does My Playhouse Require A Building Permit?

For smaller playhouse a building permit is generally not required. For larger playhouses, 8'W x 8'D or larger, it is more likely that a building permit will be necessary. Regulations vary depending upon the city you are in. If there is any question, please check with the appropriate department in your city before ordering. How Is My Playhouse Shipped?

Folk Art Playhouses will deliver and assemble your playhouse for you **. If you are within a 40 mile radius of Sherman Oaks, California, delivery and assembly are included in our price. For locations outside of that range, additional charges apply. Contact us for details.

In addition, if you are outside of our delivery area you can still order the Garden House, which we can ship to you on a pallet anywhere in the US. Please contact us for prices and details.

What Is Your Return Policy?

Because our playhouses are custom ordered there are no refunds or returns accepted.

What Is The Warranty On My Playhouse?

We have had very few warranty requests. Here is our standard warranty:

Our concern for building a quality playhouse is backed by our warranty. We warrant our playhouses for a period of one year from the date of purchase to repair or replace, at our option, any part defective in materials or workmanship. This warranty specifically excludes any labor incurred for replacement. We disclaim liability for any customer alterations, repairs or assembly, normal wear and tear, or damages resulting from misuse or abuse. The purchaser is responsible for choosing a structure appropriate for the developmental levels of the children who will use it. Routine inspections, preventive maintenance and play supervision are the responsibility of the purchaser to ensure a hazard free play environment. This warranty excludes any incidental and consequential damages so the above limitation or exclusion may not apply to you. We reserve the right to improve, alter, or discontinue specifications and designs without notice.
